We work owner-direct. Most of our work comes from building owners, facility managers and property managers who want a controls partner accountable to them — for assessment, pricing, installation, programming, commissioning, service and long-term support. We can also work within a construction team when that is how a project is structured.

In most cases yes, and that is usually the first question we answer during a site assessment. We document the existing controllers, networks and protocols, identify what can be retained, and show you where integration is straightforward versus where a gateway or replacement is the more maintainable path. Where a platform requires manufacturer-specific software or authorization we do not have, we will tell you that directly rather than working around it.

HVAC controls run the equipment — the sensors, actuators, controllers and logic that make an RTU, AHU or VAV box do the right thing. A building automation system is the supervisory layer above that: schedules, alarms, trends, graphics, remote access and integration across systems. Most buildings need both, and problems often come from the two being designed by different people at different times.

Yes. Lighting controls are a full service line for us, not an afterthought — occupancy and vacancy sensing, daylight harvesting, scheduling, dimming, relay panels, networked lighting controls, exterior and parking areas, and retrofits of obsolete or poorly tuned systems. Where the platforms support it, we integrate lighting with the BAS so schedules and after-hours behavior are managed once rather than twice.

Anything you already have helps: the facility address and building type, the current BAS or lighting-control platform if you know it, the equipment involved, and any drawings, equipment schedules, sequences, screenshots or photos. If you do not have documentation — which is common in older buildings — that is fine. Part of what we do is rebuild that record.
